I get many questions from agent. The most common is “Why is it so challenging to get into the REO listing business?” The best way I can answer this is by addressing the corporate sellers major concerns. A corporate seller will more often than not, want someone with property management experience. If they don’t have experience in property management, they’ll want a proven track record with the handling of assets. That’s the reason, for those of you who have been in real estate for a while, you see the same agents getting REO listings, as in the previous REO market. They are usually agents that are in contact with the lenders during the markets when there isn’t REO listings.

One thing most over look is that during the good times of real estate, there is still some foreclosure activity. Most forget about foreclosure during “good markets.” They’re to much work, they don’t pay enough, there’s to many demands. This is something they typically hear from agents. That’s precisely the reason they go back to agents that have served their needs. Taking on new agents exposes them to inexperience, miss-management of the asset and liability for anything that may happen in the property while its in the care of the agent. Not to mention they make less money if they have to be taking the listings from one agent to another, when one fails to perform.

The best way to be considered for listing assignments is by proving to your contacts or asset managers that you are serious about the business. You need to learn the language and get educated in that side of the business. Certifications help. It tells them you at least take the time to get some education on the subject. For that reason you see agents that complete BPO’s day and night getting a listing here and there. They have proven they have the work ethic it takes to be an REO agent. I know colleagues who have been tenacious about they’re pursuit of listings and have attained them, through constant contact with asset managers. Via any means possible, face to face, email and phone. It’s not always necessary to do BPO’s till your blue in the face. It’s a good way, just not the only way. Consistently contacting asset managers, if you know where to find their information, will also get you listings.

Finally, as I mentioned above, get educated in the REO side of real estate. It will take dedication to learn. Complete BPO’s and most importantly, be consistent when you contact asset managers. They will blow you off. Expect it, yet understand that at some point in time you will catch them with their guard down and they will let you in, hopefully with a listing. Like every other real estate agent, you know how tough it is to find quality real estate leads. You need potential clients to take action now! Not wait, sit on the fence for a while and eventually slip away. So how can you catch these clients hook, line and sinker? Learn how to market and advertise YOURSELF! Take advantage of the features your realty website offers that allow you to show off.

Write a catchy and creative blurb on your professional skills, attitude and star sales qualities.

Remind your clients to interact with your website. Ask them to fill out a form, contact you and save their favourite properties. Make them communicate with you in any way possible.

You can bet buyers & sellers will get online to make an informed decision long before they take any definitive action with an agent. Why not be the one-stop-shop? Appeal to their every real estate need, want and desire. With the right marketing and advertising strategies, they will stay on your site longer and visit more often. Technically, condos are a collection of individual home units along with the land on which they sit. The boundaries of a condo are defined in many countries confined to the airspace of the real estate purchased by the individual owner A condo is considered to be of very high value and owning one is considered to be a status symbol by many. It is equipped with amenities such as a centralized heating system, an air conditioning system, elevators and hallways are executed under legal lights associated with the individual ownership and controlled by the association of owners. Condos are considered to be a prestigious part of Real Estate.

Those who purchase units in a condominium technically own everything from their walls inward. All the individual homeowners have shared rights to most common areas such as swimming pool, club house and the recreation areas. Condos are basically sold by real estate agents to wealthy businessmen. Condos are very popular among the elite class of people be it in developed nations such as the UK and USA or in developing economies such as India and Pakistan.

Property management is very essential for the upkeep of a condo. There are many firms and companies specializing in maintaining of a condo. Sometimes many people may just opt for rentals for a temporary period of time, mostly when they go on a vacation. In some countries, Condos are even being offered on yearly lease agreements by respective Real Estate developers.

There is no real way to define a Condo. A condo can be flat, located in an apartment building or it can be a big bungalow or a penthouse situated in a prime locality. Condos are now very popular in big metropolitan cities across the globe such as Los Angeles, New York, Miami, Chicago and Vancouver.

A condo is known by different names across the world. For example, in some states of Canada such as Quebec it is called as a syndicate of co-ownership; in British Columbia it is called by its regular name Condo. In Australia it is known as a ‘strata tile’. Since 2004 in England and Wales a condo is referred to as a ‘common hold’. The main attraction of this type of Real estate is the fact that one has the ability to obtain affordable housing in a highly desirable area that is generally beyond the budget of the average homeowner.

Whether you are buyers or sellers, all your home buying and selling needs can be met if you approach an established and trustworthy real estate firm. So do a little research and some asking around before you choose whom to approach for your dream condo. Online medium can also be resorted to as these days internet is an excellent resource for your home buying or even to find a good buyer if you wish to sell your real estate.

2011 Year of the Real Estate Short Sale

It’s that time of the year: The real estate industry is rolling out the shop-worn playbook of optimistic forecasts for the New Year. In San Diego these canned phrases are:

Solid signs of a firming market,
With interest rates near all-time lows,
Buying now is a no-brainer,
Get in now, before the huge pent-up demand for homes hits,
What a great time to buy with low interest rates and a good supply of homes for sale,
Act fast now, or you may be paying thousands more in a few months.

We have heard these same phrases since 2005. The major difference was that in 2005 and 2006 many of the Gurus were adding phrases:

It’s only a normal pull-back,
It’s known as a ‘pause to refresh’,
This is a once in a lifetime buying opportunity before the market resumes it’s double digit yearly appreciation.

Amazingly in San Diego, California, is the local media talking-heads still go back to the same industry spokespeople to get their 60 second optimistic new year outlook for the 6:00PM news.

Naturally, I’d like to join this optimistic, self-promoting crowd, but sorry, I have to tell it like I see it.

The title of this article says it all. After the $8,000, Federal and California home buyer credits expired, the local San Diego real estate market entered into a double-dip continued erosion of home values.

After the homebuyer credits concluded, San Diego home values saw modest price appreciation. Now even this modest appreciation has disappeared. Even more troubling is that the resale home sales volume has been dropping at double digit rates for the last few months. Just from April to May the western states sales dropped a reported 20.9%. Huge double-digit declines in home sales are a major red flag that cannot be ignored.

When will the government learn that you cannot artificially create lasting demand? (Statistics show the vast majority of government housing programs, costing billions, are outright failures and have only prolonged our malaise.) I believe the best thing the government can do is to stay out of the housing market and let the open market clean up the mess.

Think about this: Bernanke initially spent almost $2 trillion to drive long-term interest rates down.

The $600 billion QE2 has no effect to date. Actually, interest rates have moved up substantially. There are a few months left, but I am sure Bernanke will use the “it would have been much worse” argument and declare success. The reality is that there will be no QE3, not with Ron Paul now as the watchdog of the Fed.

Our aging population, combined with a decreased standard of living can’t equate to housing starts comparable to prior generations. I think our government’s relentless destruction of the middle class is making this different from prior real estate cycles.

Foreclosure moratoriums are beginning to expire. I believe the banks will push to clean up their portfolios through increased foreclosures.

Except for cash buyers, home pricing is derived from the affordability of the monthly payment. Should interest rates and taxes go up (a good bet), the purchase price will have to come down to establish a market. Construction labor is already about as cheap as you can get it and inflation for materials is already present. This spells very bad news for homebuilders.

As far as pent-up buyer demand goes, the gurus again have it backwards. It’s not buyer pent-up demand, but seller pent-up demand to unload their homes.

The depth and longevity of this San Diego housing value depression has been imbedded into the consciousness of the usual first wave of home buyers in their late 20′s and early 30′s. The high cost of living in San Diego has been further stressed with continued multiple raises in utilities, increased state taxes/fees, higher education costs and $3.00+ per gallon gas prices. This all equates to over-priced homes in the current world of qualifying for a home mortgage.

I just believe there are major problems with our economy at play that we have never seen before and that will have a deciding call on what happens with housing. I see demand based on finance rather than population at this point.

During the mid 2000′s, almost the entire mortgage universe had been refinanced. This included many baby boomers that were in the last half of the 30-year mortgage they took out when they purchased their home. Some of this was hopefully to pay down other expenses and not to maintain their fantasy of the luxury lifestyle. The refinancing bubble that resulted from the irresponsible actions of Greenspan reset the 30-year mortgage clock. All borrowers looked at, was how the refinance lowered their house payment by $X per month, without giving a second thought to the fact that they have also extended the term to a new 30-year loan.

Another round of refinancing occurred when Bernanke pushed rates down to the 4% range. The only borrowers left who have not refinanced are those with no equity and/or are facing foreclosure.

In either case, now many Boomers who are reaching the traditional retirement age, find themselves strapped with 20+ years left on their refinanced mortgages. Instead of preparing for the mortgage burning party that their parents had when that generation retired, they are wondering how they can make house payments on a lower income during retirement.

Since this is the first year of the boomers reaching 65, it is going to be a negative drag on housing for years to come.

For the San Diego and California real estate market we have to contend with our own Cap & Tax laws going into effect in 2011 that will increase utility costs by 20% over the next five and speeding up the loss of manufacturing jobs. We also have a new, old governor who was against proposition 13 which sets a maximum cap on property taxes and will likely propose new massive state taxes to deal with a $25.4 billion budget deficit.

If you have stayed with me this long, I’ll wrap things up by saying I personally do not see any real base building in the San Diego real estate market until 2012. Naturally, I hope I’m wrong and 2011 sees a big jump in San Diego home appreciation. With 30+ plus years of residential experience and my 2005 article that foretold this national housing bust, I wouldn’t bet against me.

Do You Need A Real Estate Appraiser When Buying A Home Or Condo?

If you are considering purchasing or selling a home, condo or any other type of real estate, you will most likely need the services of a real estate appraiser. An appraiser performs an assessment of properties and other types of real estate to help establish its value. While there are several methods appraisers use to establish the value of real estate (e.g. cost method, income method, and comparison method), for residential properties, the comparison method (also known as market value) is the most common approach. The appraiser’s job is to provide an opinion about the value of a property based on its “highest and best use.” If you are financing the purchase of a property, your lender will normally require an appraisal to make sure that the property is really worth the amount loaned.

The real estate appraiser is tasked with carrying out a completely objective assessment of a property and will normally provide a written evaluation report. This is accomplished by a physical inspection of the property, as well as a comparison to other similar properties for which the value is already established. To make a determination about value, the appraiser gathers details such as the size of a property, size of the lot, location, condition, best use of the property, amenities, etc.

After this initial inspection, the appraiser may scout the neighborhood to compare the property with other similar properties in the neighborhood by age, size, price range, etc. The appraiser then gathers additional data from several sources such as the local Multiple Listing Services (MLS), which provides information on current and recent comparable sales. The appraiser also gathers information from his/her own past experience in the local market. All of these sources of information are taken into consideration while writing the appraisal report, which will provide an estimate about the value of a property.

There are many reasons to use the services of a qualified appraiser. When purchasing real estate, an appraisal provides you with a negotiating tool and helps ensure that the price you are paying is appropriate. If you are selling your property, the appraisal will help you determine an appropriate price range. Besides real estate and mortgage transactions, you may need to order an appraisal to lower the tax burden (assuming the value is really lower than the value established by taxing authorities), to establish the replacement cost of insurance, to settle an estate, etc. An appraiser only gives an estimate of the value of the property. A real estate appraiser is not to be confused with a home inspector.

If you are considering buying or selling a home, condo or any other type of real estate, you can use the services of a qualified real estate appraiser who will provide an estimate of the fair market value of your property.

Real Estate Broker Price Opinion – The Importance of Hiring a Local Real Estate Appraiser to Value Your Property

Highly trained professional real estate appraisers, while more expensive, can effectively determine a home’s true value and also take into account variables a computer generated report can’t. Desirable factors such as a highly rated school system, economic development and surrounding neighborhoods can drastically affect a home’s value positively. Areas that are run down but in the midst of a gentrification process are unlikely to get a fair appraisal from a computer model, someone untrained or out of the area. Only a local appraiser will be familiar with rising or declining valuations and building trends in specified locations.

While obtaining a professional real estate appraiser to correctly determine a home’s value can be critical during a divorce, to value an estate, or to satisfy a lender requirement for a mortgage, choosing a reputable local appraiser that knows their market area can mean the difference between a good appraisal and a bad one. If an appraiser does not intimately know the market area they serve, many factors used to determine a home’s value can be left out of the process. Without knowledge of the current market area trends, property values given by an appraiser outside of their locale can be skewed.

As banks and other financial institutions are now dealing with untenable volumes of foreclosed homes, there is a growing trend among banks and other financial institutions to hire real estate brokers to complete BPOs (Broker Price Opinion), rather than pay appraisers for a home’s valuation. Although BPOs should be more accurate than computer generated reports in determining a property’s value, there is considerable controversy as to whether or not these real estate agents have adequate training to complete these reports effectively.

BPO services cost less than a uniform appraisal report; however, much like their computer generated counterparts, BPOs often omit crucial information. Many lenders do not even require an in-depth inspection or interior inspection of a home, for example. How can anyone hope for any type of realistic property valuation without an on-site inspection?

Appraisers are required to complete a stringent course of training through accredited educational facilities before they are licensed or certified. In some states, appraisers must also complete an apprenticeship under a more seasoned professional prior to being permitted to value property independently. A good appraiser will look at all aspects of the property, including square footage, room count, types of rooms, condition of property, lot size, neighborhood trends and comparable properties in the area that have sold recently, as well as comparable properties currently on the market.

Appraisals take longer than a BPO provided by a real estate broker or online computer generated reports. But, the report from appraisers is in depth and lengthy. All variables used to arrive at the valuation are in black and white.

Searching for a qualified appraiser in your area is relatively easy. Neighborhood banks and lenders are a great referral source. Searching an online directory or your local yellow pages can be another viable source as well when looking for a professional appraiser.

In a survey of real estate CFOs and senior comptrollers conducted by the Chicago-based financial advisory firm Grant Thornton LLP, only 12 percent said their company will increase hiring in the next six months and nearly two-thirds, 63 percent, plan to reduce bonuses.

Real Estate companies are also reducing health care benefits, 401k benefits, and stock options. Real estate firms are trimming the fat, even while the real estate market continues to show signs of improvement. Real Estate companies, according to the survey conducted by Grat Thornton LLP are most concerned about the cost of employee benefits.

While the Chicago Real Estate market is improving, these numbers illustrate an extreme contradiction in the real estate industry. While real estate companies remain optimistic about the future of their industry, cost cutting measures reflect a distinct pessimism in their own industry.

Is the real estate industry in a true recovery mode, or is a second micro-bubble emerging. As of right now, it is not clear, but there definitely a discrepancy between internal practices of real estate firms and gauges of the real estate market. Speculation surrounding real estate is always apparent. But is it beneficial when the speculation directly opposes the actions of Real Estate firms and brokerages?

So what can we learn from this contradiction? Is the market over-valued? Is a secondary bubble forming after we slowly emerge out of the recession? Whatever the case, it is clear that the real estate market may still be over-valued, as firms still continue to cut costs, while the real estate market continues to improve.

Cost To Become A Real Estate Agent

What if someone told you to become a real estate agent trading in properties, whether it be homes or condos or even the commercial sector dealing with office buildings and/or industrial complexes? Well, was it a good idea? Does it seem that real estate agents these days, especially in and around Toronto and the general Toronto area are making a fortune? If you see a BMW or a Mercedes drive by what do you automatically think of? A Realtor maybe? Cost To Become A Real Estate Agent

Now let us come back down to the reality of selling real estate in Ontario. It takes about 6-8 months to actually go through the steps to acquire your real estate license in Ontario. Then you have to get registered with R.E.C.O and a real estate Brokerage under R.E.C.O. For those not familiar with the term, it is the real estate governing board in Ontario, known as the Real Estate Council of Ontario.

When you join a realty brokerage, you will be on some kind of a commission plan so when you make sales you will be paid whatever you and the Brokerage agree to. It could be a combination of commissions earned associated with your office expenses which may include an Office desk fee, franchise fees etc etc. Some offices or Brokerages even charge for faxes and may even hold you accountable for paperclips used. I am not joking here either.

Are you making a fortune yet? Sometimes you just have to slow down a bit and take a good look at your options as a real estate agent. Whether you just earned your real estate license or you are a veteran in the brokerage business there is now an option for you which is inexpensive and may very well save your license and career.

A R.E. license holding company focuses their attention to the sales people that are not active or have become non-active in day to day selling activity. They are a R.E. registration holding company and referral system specifically catering to the sales people who want to maintain their registration with the R.E. Council of Ontario but do not want to participate in any Realtor board. Cost To Become A Real Estate Agent

These sales people may include those that are part-time, sales people that are taking a break from the business for a short while, or those that just want to wind down, but do not want to give up their registration. In joining a real estate license holding firm there are NO Real Estate Board fees to pay, just a small annual fee to them.

They encourage their sales people to refer any potential real estate activity to their Broker of Origin. They are a Real Estate Brokerage Firm and under R.E.C.O. and are allowed to trade in real estate, but DO NOT belong to any real estate board and DO NOT have access to any M.L.S. system.

What happens if you park your license with a Brokerage. Lets assume that you did this because you are taking a short break from sales, and then you decide to buy a house or sell your house in Toronto, Hamilton, Mississauga or wherever you reside in Ontario? You again have options to choose from. Get back on the realty board with a board member, refer it out to a board member agent, list it with the Broker holding your license and send out fliers to all the agents working your area and tell them you are co-operating.

As you are noticing there are many advantages to parking or warehousing your license. The biggest and best advantage or benefit is that you will save a truckload of your hard earned money!
